What to expect

A project starts when you send the property and a description. This page is what happens after that, including what we look at, how scope is set, and what is true before you commit.

After you submit

GPJ Residential reviews the information and follows up by email or text, whichever you chose. You do not have to book a time to be reviewed. Sending the form does not hire GPJ Residential and does not reserve a consultation.

What we review

The address, the kind of work, and where you are in the project. Photos, existing plans, architectural drawings, inspection notes, and city plan-check comments all help when you have them. Drawings are not required to make contact.

How scope is determined

Scope follows the property, the jurisdiction, and the outcome you want. A deck repair, a response to plan-check comments, and a new ADU are not the same assignment. After review, you get a specific recommendation: engineering, a permit path, a repair approach, construction support, or a combination, and what that step includes.

Before you commit

You see the recommended path before any agreement. Fees, deliverables, and timing are confirmed in writing before paid work begins. You can stop after the inquiry, ask another question, or decide the project is not a fit.

Permitting and design, when they apply

If the next step includes design or a permit, the work can include existing-condition review, structural or civil calculations, drawings, and coordination with the city or county. Plan-check comments are addressed when they are part of the agreed scope. The jurisdiction decides whether a permit is issued.

Where construction support fits

Some projects stop at engineering or a permit response. Others continue into repairs or construction. Construction is its own step, discussed after the engineering and permit needs are clear. GPJ Residential can also work with an architect or contractor who is already on the project.
